The next thing you can do is to establish a set of expectations with your tenants.

Be sure to talk with them about what they feel is appropriate as well. If you both hold up your ends of the bargain and maintain mutual respect, you shouldn't have as many issues. 

You both have to know what the other expects in order to keep things to everybody's liking, though. That can be a very difficult thing if you're both in the dark and doing things that bother the other. So, make sure that everything's on the table, important pieces are specified in the lease, and everyone knows what is expected of them.
