Am I allowed to paint?
Any changes require prior written approval. If painting is approved, you must submit a sample color card and repaint back to the original color when you vacate.

I didn’t have a pet when I moved in—may I have a pet now?
Email your Property Manager with your request before bringing a pet into the home. If the owner approves, an increased security deposit/fee will be required and a pet addendum must be signed.

I do not want to renew my lease. How much notice is required?
A 60-day notice is required if you do not intend to renew your lease.

Can I break my lease if I purchase a home?
No. You are still bound by your lease agreement. Speak with your Property Manager to discuss options for vacating early.

When will I receive my security deposit back?
If there is no intention to impose a claim, your deposit will be mailed via certified mail within 15 days after you vacate. If there is a claim, the Property Manager has 30 days from move-out to notify you via certified mail, pursuant to Florida Statute 83.49(3).

Can you hold a property before I apply?
No. We do not hold properties until an approval has been issued and a good faith deposit has been received.

How old do you have to be to apply?
All adults 18 years and older must apply and pay the required application fees.

What is the difference between a good faith deposit and a security deposit?
The good faith deposit becomes the security deposit once the lease is executed.

Is the security deposit refundable?
Yes, provided there are no claims for damages, past-due rent, or other amounts owed, pursuant to Florida Statute § 83.49.

When is the good faith deposit due?
Within 24 hours of approval.

Who needs a cosigner?
Cosigners are accepted only at the request of Allegiant Management Group. Do not apply with a cosigner unless pre-approved. Application fees are non-refundable.

How do I apply?
Apply online for any available rental. Paper applications are not offered.

Pay online through the resident portal or at our corporate office (803 W. Verona Street, Kissimmee, FL 34741) by personal check, cashier’s check, or money order. Cash is not accepted.
